I think it's real because though the circuit board is a commercial one the contacts for the battery and missing RAM chip are too clean, ie have never been soldered to.
The label also looks like it came out of an old-style dot matrix printer. You can 'age' paper but who does that these days, anyway? Maybe model railroad enthusiasts.
I'm not positive, but memory tells me I've seen similar Sunsoft labels on protos before. I'm pretty sure that is the real deal.

I believe it is most likely real since if you look at the MMC1 it looks like half the pins have never been soldered in. Of course someone could have found a loose Sunsoft board and populated it but it seems like a lot of work for little gain.
